VANCOUVER REAL ESTATE: THE #HOMEBUYING PROCESS

STEP 1. Determine Your Next Home’s Must-haves and Nice To Haves
Ask yourself, “Why buy a home?” To some, it could be because they want to stop paying rent and start paying for something that they can call their own. For others, it could be because they want to start a family in a brand new home. Your answer will shape the kind of home that will fit your needs and also accommodate your wants. Don’t forget to consider which area or neighbourhood the house should be and it’s proximity to transportation and other facilities.

STEP 2. Get Pre-approved For a Mortgage
Considered an important part of the home buying process, pre-qualifying for a loan will formally start your homebuying journey. Through this step, you’ll gain knowledge about your budget and which properties you can afford. Giving me a better idea of which homes are within your budget for me to show you.

STEP 3. Let the Search For Your Next Home Begin!
Once we have met and you’ve given me a list of your must-haves, we’ll move forward to creating a personalised search on my MLS system, based on your requirements. Once that is all set up, you’ll receive regular updates about my search, letting you decide on which properties you would like to view and when. Now, this is the fun part! We’ll go to open houses and private viewings of the properties you are interested in. This is your chance to get a feel of the house and determine if you can see yourself living in that house. Don’t be pressured! You’ll know if it’s the right one when the look, feel and price of the home all match up to what you’re looking for.

STEP 4. Make an offer
Once you find the perfect home, the next step is to make an offer. The seller could either accept, counter-offer or decline. Negotiations play a huge role in this part of the process and it can take days, weeks even before it’s all settled. No need to worry though because I’ll be working behind the scenes to ensure you are up to date about the status of your offer.

STEP 5. Closing and Moving In
Hooray! You have now finalized your purchase. Once your lawyer has transferred the property title to your name and handled all of the financials, I’ll turn over the keys to your new home! It’s time to celebrate!
